March South Florida Real Estate Market Update & Spring Events!

Spring into the Market: What You Need to Know in March 2025!
Spring is in the air, and so is opportunity in the real estate market! As we transition into April, let’s take a look at the latest trends shaping the housing market in Martin, Palm Beach, and St. Lucie Counties.

The rumors aren’t true. Social Media and the news may be saying the market is crashing for homes in Florida and that is the case for much the Gulf Coast of Florida but, that isn’t the case for South East Florida. There is still strong and consistent demand to live in the 561 and surrounding counties. I like to showcase these 3 counties where I do the majority of my business, and educate buyer's how much further their money can go living 40-60 minutes north of Palm Beach County.
Palm Beach County:
Inventory is up by 24% for Single Family and 32% for Condos and Townhomes from a year ago.
Average Single Family Home is $647,000 (up from 5.2% from a year ago) while townhomes and condos are $317,000 (up to 1% from a year ago).
Single Family Homes are on market an avg. of 89 Days, Townhomes and Condos are on market an avg. of 102 Days.
Martin County:
Inventory is up by 43% for Single Family and 47% for Condos and Townhomes from a year ago.
Average Single Family Home is $649,500 (No change from year ago) while townhomes and condos are $271,000 (down 1.5% from a year ago).
Single Family Homes are on market an avg. of 79 Days, Townhomes and Condos are on market an avg. of 105 Days.
St. Lucie County: (holds the key to affordability in South East, FL and called the fastest growing county in the state)
Inventory is up by 41% for Single Family while townhomes and condos are up 39%.
Average Single Family Home is $390,500 (up 0.1% from year ago) while townhomes and condos are $325.500 (up 5.3% from a year ago).
Single Family Homes are on market an avg. of 97 Days, Townhomes and Condos are on market an avg. of 99 Days. f 99 Days.
